                                                 Ready, Set, Sell!

We are often asked by our clients 'what can I do to help you sell my home faster?'  Here is what we tell them...

In General
Clear away clutter.  Put away personal knick knacks, photos, bills, or anything that will distract the buyer from looking at the home.

When selling a home, rooms need to be very clearly defined and as generically detailed as possible so that potential buyers can picture themselves in the home.  Again, personal photos or anything else will distract the buyer.

Clean the house thoroughly.  Take the time to make bathrooms sparkle, wash the windows, and clean kitchen appliances.  Don't forget under the sinks!  Hire a cleaning crew if you need to for a top-to-bottom cleaning.

Fix up the exterior first, then the interior.  Focus on clearing outdoor clutter, trash and bad smells that drive down a home's value.  If buyers are not attracted to the exterior, chances are they won't ever see the interior.

Age it to perfection.  Transform play areas into elegant retreats for the adult in every buyer.  Not every buyer will have children, but all will be adults.



Occupied Homes
Empty out the home as best as possible – remove clutter.

Fix it up – get it in move-in condition.

Make it sing.  Great selling points need to be highlighted with decorative touches.  Add something to niches, louver plantation shutters, turn on the waterfall in pools, use built-in stereo system, etc.

Open it up.  Rearrange furniture to maximize square footage.  Remove extra, unwanted furniture and arrange remaining pieces in a way that creates smooth traffic flow.

Size it up.  Use ample lighting and furniture placement to amplify the square footage and potential offers.

Out with the old.  Replace mismatched furniture and photo frames to create a more cohesive style.

Music Maestro!  Nothing is warmer than a little soothing background music to add ambiance to any home.  So turn it on!
Do all you can to reduce odors.  People never forget smells when they walk in the door.  Try your best to remove odors caused by pets, smoking and cooking.

Perform minor repairs, if necessary.  Take a hard look around your home and see it from a buyer’s perspective; oil door and window hinges, fix loose handrails, etc.

Clean the carpeting.  Unless it is extremely worn, you may be able to avoid replacing carpet.  Buyers often prefer to choose their own carpet or opt for hardwood, marble or tile floors.

Don’t forget the garage and basement.  It’s tempting to stuff everything that you don’t want the buyer to see in these areas but the truth is that they are looking EVERYWHERE!



Unoccupied Homes
Make the front entrance inviting.  Potential buyers often drive by before deciding they want to the see the inside of the house, so make sure the front-door area looks nice.

Add some furniture, bath towels, kitchen towels, candles or any miscellaneous accents that will enhance and warm the appearance of an empty house.

All lights should be on, including closets, when the home is being shown.

Music is a wonderful addition to home showing.  A small stereo that is always turned on to relaxing music is a perfect addition to warm an empty house.



Minor Cosmetic Changes
Always start with cosmetic changes.  In other words, spend money on what can be seen.  You have to make the buyer want to buy the house first.

Replace outdated light fixtures.  Wall sconces, recessed lighting or pendant lights are good alternatives to that single old-fashioned overhead fixture.

Go the distance.  Finish incomplete projects to make the home a winner on the market.

Turn the clock forward.  Give the dated interior a contemporary feel.

Replace wall and floor coverings.  Homes take on a whole new look if peeled paint, wallpaper and stained floor coverings are replaced.  Choose neutral shades; color can be added with fabric, paintings and other accessories.  A little paint can go a long way in making your home sellable; repaint much-used rooms in neutral colors to make them look clean and fresh.  Remember – potential buyers may not share your love for lilac.
Resurface kitchen cabinets.  If the kitchen and bathroom cabinets are in good condition, it is considerably less expensive to resurface them than to replace them.

Landscape and exteriors.  Make sure the yard complements that of our neighbors.  Repair cracked driveways and install new door handles and address numbers.  These will make your house look more attractive on the outside.
