’What’s Happening in the Market’
”Stabilized land prices would go a long way to stabilizing home prices.”
According to Tom McCormick, president of Astoria Homes, a Las Vegas-based homebuilder, during a July meeting between the City Council and City Planning Commission on affordable or attainable housing, Las Vegas Mayor Oscar Goodman urged the city to stipulate that developers provide affordable housing.  

“As a Las Vegas home builder for more than 10 years, Astoria homes has always tried to offer high-quality housing for first-time buyers.  In the current market, however, we are challenged to provide the prices we would like to…in fact,
building costs are about five times what they were five years ago.

The highest cost home builders currently face is the price of land.  
Land prices have increased approximately 100 percent to 200 percent over the past 12 to 24 months, says McCormick” And, land and building costs are not the only cause of higher housing prices.
He adds, “With continued interest from all over the country and the world to invest in Las Vegas’ red-hot real estate market, an abundance of investors has bought homes with the intention of flipping them, or selling them shortly after they purchase them to make a profit, causing a shortage of housing, which raises sales prices.”

McCormick continues, “With
more than 5,000 residents moving to Southern Nevada each month, the demand for affordable housing shows no sign of slowing down.  The solution lies in dealing with the biggest challenge: the cost of land.  The single best way to make housing more affordable is to increase the supply of land through increased BLM auctions. Stabilized land prices would go a long way towards stabilizing home prices.  And stabilized home prices would give incomes a chance to catch up, making housing more affordable.”

Preparing Your Yard For Fall Curb Appeal
Robert J. Bruss in his article "12 ways to earn your first profit when you buy" says, "Treat every real estate purchase, especially houses, as an investment rather than an emotional purchase. ...it is very difficult to buy your personal residence without becoming emotionally involved. But the smartest homebuyers treat home purchases as both a place to live and a long-term investment."

Here are a few
easy ways to maintain your long-term investment during September:
** Reset sprinkler clocks to match requirements of the Southern Nevada Water Authority
** As temperatures cool, watering longer but much less often is better for all plants.
** Purchase spring bulbs like tulips, daffodils, narcissus, hyacinth and crocus.  Artifically cool bulbs by placing them in paper bags in your refrigerator for 4-6 weeks.  Do not freeze!  Plant the same day you remove them from the fridge.  Anemones and ranunculus can be planted now.  Space planting 2-3 weeks apart for continuous flowering.
** Give fruit trees a final feeding with low nitrogen, high phosporus fertilizere to stimulate fruit buds for next spring.  Feed shrubs and trees with complete, organic-based fertilizers from the Dr. Q’s fertilizer line to help them recover from summer stress and get ready for winter.
** Clean and feed roses to bring them from the summer blahs to fall color show.
Prune dead wood, spindly twigs and lightly shape the bush.  Remove and discard all old leaves and other debris to prevent insect and disease problems.  Feed with Dr. Q’s Rose Food (6-12-4) each blooming cycle and enjoy great flowers throughout the fall.
