Average price of re-sale homes sold in Las Vegas Valley up 7.2% over March 2005
According to the Greater Las Vegas Association of Realtors, the average price of single-family re-sale homes sold in March 2006 is $379,935, which is 7.2% higher than March 2005 and 0.5% higher than February 2006.  Please note:  The average 'list' price of single-family re-sale homes in March was $482,888 .. $102,953 lower than the average 'sold' price
The average price of re-sale condos/townhomes sold in March 2006 was 18.1% higher than February 2005 and 7.4% higher than February 2006.  Please note:  The average 'list' price of re-sale condos/townhomes in March was $302,385 ... $73,636 lower than the average 'sold' price.

 Home Loan Rates May Rise This Week
According to the Mortgage Market Guide, provided by Chuck DeLangis, Branch Manager for Meridias Capital, traders will be watching and waiting, and if the news this week continues to reek of inflation...or if more disturbing news comes out of foreign markets, Bond pricing might just move lower still, causing home loan rates to rise.

Condo Conversions in Las Vegas -- Legal Expert says 'Buyer Beware'
Condomimium conversions are the valley's newest and fastest growing housing trend because of the region's population growth, diminishing land supply and rising construction costs.  Developers and real estate investors are attracted to conversions because of the high rate of return, quick turn-around time and low-risk profile.  There is also little threat of construction-defect litigation from homeowners since many of the buildings were built more than 10 years ago, which puts them outside of the state statute of limitations.
Owners often make only minor cosmetic upgrades to apartment buildings before repositioning them for quick sale.  Homebuyers may see a newer looking product, but dripping pipes and electrical shorts may lurk unseen behind the walls.  "A lot of owners are taking the position that if they didn't touch or upgrade the area then they don't have to bring it up to current code requirements,"  says Leon Mead, a construction attorney with Mead Pezzillo LLP.  "After 10 years, there is nothing the homeowner can do.  The home is being sold 'as is.' "

Smiles and Grins -- April Fool!
In 1997 an email message spread throughout the world announcing that the internet would be shut down for cleaning for twenty-four hours from March 31 until April 2. This cleaning was said to be necessary to clear out the "electronic flotsam and jetsam" that had accumulated in the network. Dead email and inactive ftp, www, and gopher sites would be purged. The cleaning would be done by "five very powerful Japanese-built multi-lingual Internet-crawling robots (Toshiba ML-2274) situated around the world." During this period, users were warned to disconnect all devices from the internet. The message supposedly originated from the "Interconnected Network Maintenance Staff, Main Branch, Massachusetts Institute of Technology." This joke was an updated version of an old joke that used to be told about the phone system. For many years, gullible phone customers had been warned that the phone systems would be cleaned on April Fool's Day. They were cautioned to place plastic bags over the ends of the phone to catch the dust that might be blown out of the phone lines during this period.
