Las Vegas Housing Construction Activity Remains Strong
Clark County housing construction permits totaled 3,899 in January 2006. This represents an 80.2 percent increase from the same month last year. Single family units increased by 45% and multi-family units by 162% from the same month of 2005. Combined, this translated into the greatest one month increase over the same month of the previous year increase reported since March 2001.
Recent cost of living data reported that relative housing prices fell during the 4th quarter of 2005 when compared to national averages. While pricing may be escalating more rapidly in other markets, construction activity itself remains strong. For the 12 months ending January 2006, a total of 40,135 units were permitted, a 13.1% increase above the 35,480 reported during the same period of the prior year. While remaining comparably robust, we are anticipating a continued flattening of the growth curve.
